Belgium Property

Property prices are still relatively cheap in Belgium compared with some other Western European countries. Nonetheless Brussels is a very expensive city in terms of real estate. When buying a property, there are additional costs involved starting from the tax laws and other fees, which usually add around 17% to the purchase price. House prices in Brussels and in the other big cities stand at between 250,000 Euros and 400,000 Euros The apartments start somewhere around 160,000 Euros. In the province there are prices below 80,000 Euros for non refurbished property. The real estate tends to be cheaper in the villages but nobody can hide the fact that investing in remote properties is not such a good option speaking in terms of ROI. Belgian real estate owned by Belgian non-resident taxpayers is usually rented out. In this case, Belgian net real estate income not exceeding a limit of EUR 2,500 does not have to be reported in a Belgian non-resident income tax return, provided that the real estate income is the only Belgian source income. Capital Gains tax of 16.5% is payable on properties that are sold within five years. The property buying process is straight forward but involves a lot of sending which may discourage the buyer. Once a property is found and the price is agreed upon, both parts (buyer and the vendor) have to sign a sales agreement, which is usually secured with a non-refundable deposit which represents 10% per cent of the purchase price. A 4 months period is given to the buyer in order to come with the entire sum of money required for the acquisition of the property. Sale registration will cost the buyer 12,5% of the purchase price. Notary charges will be approximately 1.6% If you plan to sale the property within 5 years you will be charged capital gain tax. Also if you sale within 2 years you can claim back 45% of the taxes you have paid when buying the property. The Vat or BTW tax in Belgium is 21%
