In Belize, most of the real estate agents are unlicensed.
There are no trade associations or licensing requirements for Real Estate companies in Belize.
Due to this fact, most of the properties in Belize are not advertised.
In Belize one can buy quality property, at very attractive prices.
In the remote an rural areas the property price tends to be lower than in Belize City, or Ambergris Caye where the prices are much higher.
The best way to find a property for sale in Belize is to use the services of a recommended real estate agent or to travel to Belize and make friends with the local people and with expats already established there.
Once a property is found, the buyer has to make an offer and upon acceptance a deposit has to be paid.
A local lawyer should be in charge with all the paper work.
Lawyer fee is up to 2% of the purchase price.
The offer form is legally binding to both buyer and seller.
In Belize, usually the purchaser pays for all closing costs.
The sale agreement can cost up to 700 $
For all non Belizeans there is a 15% stamp duty to be paid.
