Chile Property


Property prices in Chile are relatively low compared to those in the western countries an U.S.
Chile is also known as a country where property rights are well protected
US investments figures, exceed $10 billion.
Buying a property in Chile is confusing rather than complicated.
In order to own a property in Chile o foreigner must have:
1. The formalized contract also called "escritura pública otorgada ante Notario"
2. A copy of the formalized contract must be taken to the Registry for ownership inscription - "Inscripción de Dominio en el Registro de Propiedad del Conservador de Bienes Raíces"
3. A copy of that contract with a stamp from the Office of the Registry with the Number assigned on the Index Book "Repertorio", year of the Property Archive "Año del Registro de Propiedad", and number of that inscription in the year Archive. At this point you own the property.


The seller of the property must have:
The Property Tax Debt Certificate which shows that all the taxes of that property have been paid.
The property buyer must pay:
The contract, which must be written by an attorney. This is about 1% from the selling price. The other 1% must be paid by the seller.
Escritura Pública which means the formalizing the contract at the notary. This will also cost you 1% of the selling price.
In Chile there is a fee to pay to the real estate agent which usually is about 2%, paid half by the seller and half by the buyer.
The title report must be drawn by the lawyer. The cost is up to your lawyer.
In order to buy a property in Chile it is advised to hire a lawyer and to double check everything.
If you are not a legal resident in Chile, in order to buy the desired property you must apply at "Servicio de Impuestos Internos(National tax Office) for "RUT" - a number for tax purposes.
As a resident in Chile you will receive a card with a number(RUN) which can also be used in the same way as the "RUT"

Apartments:

An 140 m2 apartment with 3 bedrooms in Concepción, will cost you around 130,000 Euros.
An 150 m2 apartment with 3 bedrooms in Chiguayante will cost you around 150,000 Euros
An 100 m2 apartment in central Concepción will cost you 95,000 Euros
In San pedro de la Paz an 130 m2 apartment with 3 bedrooms will cost about 70,000 Euros.
In Talcahuano, an 100 m2 apartment with 2 bedrooms will cost you around 50,000 Euros.
In Viña del Mar an 70 m2 apartment will cost you around 50,000 Euros.

Houses and Villas:

A 430 m2 town house in Chillán with 500 m2 will cost around 140,000 Euros.
A small 200 m2 villa in Concepción with 100 m2 of garden, will cost around 140,000 Euros.
A 300 m2 villa with 5 bedrooms and 2000 m2 of land in Coronel will cost around 135,000 Euros.
In Chiguayante, a 125 m2 villa with 4 bedrooms and 100 m2 of land will cost around 105,000 Euros.
An 80 m2 in Concepción with 3 bedrooms will cost you around 30,000 Euros.
In San Pedro de la Paz, a 350 m2 villa with 600 m2 land will cost you around 300,000 Euros.
